Home Information Pack (HIP)
What is a HIP?
The home information pack is a set of documents providing important information about a property such as searches, copies of the deeds and an Energy Performance Certificate.
Legislation enacted in June 2007 requires all home owners in England and Wales to prepare a HIP before their home can be put up for sale.
We supply HIPs from £322 inc VAT.
A HIP contains:
- A pack index
- Property Information Questionnaire (PIQ)
- Energy Performance Certificate (EPC)
- Sale Statement
- Evidence of title
- Searches
- Sustainability information (new homes only)
- Optional Documents
- Home condition report
- Legal summary
- Home use/contents form
- Other searches (mining)
When do you not require a HIP
- On a property where there is no marketing (e.g. sale to a family member)
- Non residential properties
- Seasonal and holiday accommodation
- Mixed sales (shop with flat)
- Right to buy
- Sales of portfolios of properties
- Properties not being sold with vacant possession
- Unsafe properties and properties to be demolished
