What happens when you buy
- Your instructions are taken and documentation is requested from the seller’s solicitor.
- Title investigation, searches and any additional enquiries are carried out.
- Solicitor receives your mortgage offer from the bank or building society.
- Contracts, transfer and mortgage deed are signed and deposit requested to exchange contracts.
- Signed contracts are exchanged with the seller’s solicitor and a moving date is fixed.
- Final documentation is prepared and signed.
- Final searches completed and mortgage money obtained from your bank or building society.
- Completion takes place and you can move in.
- The transfer is stamped and the title of the new ownership is registered with the Land Registry.
What happens when you sell
- Your instructions are taken and your title deeds are requested, copies of your title are obtained from the Land Registry.
- Sales instructions are received from your estate agent.
- Draft contracts and evidence of your ownership are sent to the buyer’s solicitor.
- The buyer’s solicitor’s enquiries are answered.
- Exchange of contracts is effected and a date for moving is agreed.
- A settlement figure is obtained from your lender to pay off any current mortgage.
- Completion takes place and everybody moves.
- The title deeds are sent to your buyer’s solicitor.
How long does it take and what steps can help speed it up
An average conveyance takes 6 to 8 weeks to complete from instructions to moving in. Being in a chain can slow things as the whole chain moves at the speed of the slowest link.
